# Housing Management Application: a tour for Housing Counseling Agencies

How does a household move from a first conversation to a clear housing plan? The Housing Management Application, or HMA, brings that work into the CMA client record. This tour is for Housing Counseling Agencies evaluating the system. We'll follow Jordan, a fictitious prospective homebuyer. Start with the agency workspace. Housing information sits alongside contact details, the household budget, notes, documents and tasks. That shared record gives the team a place to understand the household's goal and carry the next step forward.

Here, Jordan's goal is to purchase a home. The Housing tab records the counseling purpose and relevant household information. Your team's intake process establishes the facts behind those fields. The Budget tab adds the financial picture. In this example, four thousand dollars of monthly income, less eight hundred dollars of deductions, gives thirty-two hundred dollars of net income. Next, turn the conversation into an action plan. Jordan will gather documents and attend homebuyer education. The counselor will review the documents and follow up. Separate responsibilities make the next conversation easier to prepare.

A plan describes what should happen next. A service record describes the counseling work that took place. Open Housing, then Funding, to review the service history. This saved example records an intake session, its date, contact method, duration and counselor. Funding and billing fields support the agency's service records; the zero-dollar teaching example represents no charge or payment. Notes explain what was discussed and what remains open. Record outcomes when they are supported by the counseling work. A homebuying goal does not mean a home has already been purchased.

Housing counseling also includes work beyond an individual appointment. The HUD menu brings group sessions and counselor training into the agency view. Registration, attendance and outreach are separate counts; an outreach number does not establish who attended. These views help an agency organize education and staff-development information alongside individual counseling records.

The reporting workflow starts with the underlying records. The Housing Activity Report brings counseling information into an agency view for a selected period. Review the source data and resolve gaps before submission. HUD 9902 provides separate controls to validate and preview, submit the reporting files, and retrieve their status. Submission and acceptance are different steps. Available tools depend on the agency setup and staff permissions, and the software does not establish an agency's compliance by itself.
